This has been hotfixed:
# The achievement Sunwell Plateau Guild Run now requires a guild group to complete. This achievement can no longer be completed without the requirement of having 75% of the raid be guild members.

This one is bugged, maybe the others are too,
Someone in my guild did this while in a guild group from another guild, but we still got credit.
When we look at the "Earned by" it only says his name, while you need 80% ppl from your guild.
So I think that when you do it in guild group, every guild thats in it will get it. think I put a screenshot from it here.
Just did it in a mixed raid with ~15 people, with four guildies, and we got the achievement.
